Land Utilization

General Description

The Technology Park is comprised of 651 acres with 125 acres developed in a campus environment. A total of 54 acres are devoted to Holz Pond, which is utilized for bio-sludge and fly ash disposal and is under the control of Dow Chemical's South Charleston Plant. Another 157 acres comprise old fly ash ponds (Upper and Lower Ward impoundments). These areas are identified in the aerial view shown here, oriented to approximately match the map below.

Approximately 110 acres are available for new development.

The existing infrastructure system supports the developed areas with the remaining land having no supporting infrastructure.

The Technology Park has four zone designations which are consistent with the requirements of the OSHA PSM Facility Siting requirements and standards as established by the Union Carbide Operations Council. Zone Designations

Zone I: Areas currently impacted by Class A or B Hazards – These areas are reserved for process activities. Personnel not essential to the operation should not be located in Zone I. Zone I areas have the primary site potential for the location of additional Class A or B hazards subject to thorough review of total hazard. (Class A Hazards have the potential to cause death or a serious disabling injury/illness; Class B Hazards have the potential to cause a serious injury/illness with time lost from work.)

Zone II: Areas reserved for non-process activities and office buildings.

Zone III: Undeveloped and unclassified areas which may be developed in the future for either type of activity – Once developed, these areas would be reclassified as either Zone I or II.

Zone IV: Reserved as buffer zones separating Zone I and II areas – These areas are not available for development for Zone I or II activities. (This land generally is geologically unsuitable for development.)
